CASE STUDY: How a Family from Ukraine Obtained a Golden Visa in 5 Months

 1. Point A: Client Request and Initial Data 

A family from Ukraine (Igor, 42 years old, an IT entrepreneur, his spouse Elena, and two minor children) contacted our agency. The client's main objectives were: 1.To obtain a reliable European residence permit for the entire family within a tight timeframe. 2.To purchase a liquid real estate property for their own summer vacations and subsequent rental. 3.To conduct the transaction completely remotely without the need for constant physical presence in Greece during the registration stages. 

2. Step by Step: Project Implementation 

Step 1: Legal Audit and Strategy Selection

We conducted a detailed analysis of the documents and selected a property — modern 2-bedroom apartments in the prestigious district of Glyfada (Athens). The agency's lawyers carried out a comprehensive due diligence check on the developer and the history of the land plot in the Land Registry (Ktimatologio). No encumbrances or liens were found. 

Step 2: Remote Processing and the Critical Stage (AFM and Bank) 

The client executed a power of attorney for a Greek lawyer through the consulate.Within 2 working days, the lawyer obtained a tax number (AFM) for Igor.Based on the power of attorney and a package of documents proving the legal source of funds (tax returns of Igor's IT company), we opened a current account with Eurobank. 

Step 3: Tax Payment and Contract Signing

Igor transferred the required amount from his business account to his personal account in Greece. We calculated and paid the property transfer tax (3.09%). The following day, the notary certified the main purchase and sale agreement, and we submitted the documents for property rights registration. 

Step 4: Residency Application and Blue Paper 

IssuanceAs soon as the property rights were registered, the lawyers assembled the case file for the migration service. On the day the application was submitted online, the entire family received a Blue Paper (waiting certificate), granting the right to legally stay in Greece. 

Step 5: Biometrics and the Final ResultAfter 

3 months, the family came to Athens for 1 day to submit biometric data (fingerprints). Another 1.5 months later, the ready plastic 5-year residence permit cards were delivered to them by courier. 

🏆 Point B: Project Result 

Igor's family successfully obtained Greek (EU) resident status in exactly 5 months. • The purchased apartment is already yielding 5.5% per annum from medium-term rentals during the months when the family is not vacationing in Greece. • The investor saved 100% of his personal time, having visited the country only once.
