Strict Card Validity (new validity calculation).
In January 2026 a major procedural reform protecting investors' interests came into force. Previously, the 5-year residence permit period was counted from the moment the online application was submitted, so the actual validity of the physical card was reduced by the time needed to produce it. Now the five-year residence permit period is counted strictly from the date the plastic card is actually issued.
Ban on short-term rentals.
Properties purchased under the Golden Visa program are now prohibited from being rented out via short-term booking platforms (Airbnb, Booking and similar). Investors are allowed classic long-term rentals only. Violating this rule results in the residence permit being revoked and a substantial administrative fine.
Minimum floor area and the "one property" rule.
A strict threshold has been introduced for standard residential properties: the purchased home must have an area of at least 120 sq. m. Within the established limit, strictly one property may be purchased (co-investment by several investors in one property is prohibited unless each share covers the limit set by law).
