Athens attracts property buyers with its Mediterranean climate, well-developed infrastructure, and wide selection of residential neighborhoods. Whether you are looking for a compact apartment to rent out, a spacious family home, or a modern residence near the sea, the Greek capital offers a variety of options.
New build apartments in Athens are available in central districts, established residential neighborhoods, and sought-after coastal suburbs.
If you are planning to buy an apartment in Athens directly from a developer, it is important to consider more than the price per square meter. Location, construction quality, floor plans, completion dates, and the property's long-term potential all play an important role.
The Avezor Greece property catalog features apartments and residential properties on the primary real estate market in Athens. Buyers can compare prices, sizes, layouts, and property features while receiving professional assistance with property selection and the purchase process.
Buying an apartment in a newly constructed residential building offers the opportunity to enjoy modern engineering systems, functional layouts, and contemporary living standards.
Depending on the development, new apartments in Athens may offer several advantages:
Modern floor plans. Open-plan living areas, separate bedrooms, balconies, and spacious terraces.
Energy efficiency. High-quality insulation, modern windows, and efficient heating and cooling systems.
Additional amenities. Parking spaces, storage rooms, elevators, landscaped grounds, and security features.
Finishing options. Some developers allow buyers to choose materials and customize selected interior features during construction.
Different property types. From compact city apartments to spacious family residences and luxury penthouses.
Features vary between developers and residential projects. Before purchasing, buyers should carefully review construction specifications, included finishes, communal facilities, delivery conditions, and the developer's contractual obligations.
Location has a significant influence on property prices, everyday convenience, and potential rental demand. Athens and its surrounding municipalities offer different lifestyles, from vibrant central neighborhoods to peaceful residential suburbs.
Central Athens appeals to buyers who value proximity to historical landmarks, business districts, shopping streets, restaurants, and public transport.
Apartments in these locations may be suitable for individuals, couples, and tenants who prefer an active urban lifestyle.
When choosing a property in the city center, consider the distance to the nearest metro station, traffic levels, parking availability, and street noise. Conditions may vary considerably between individual streets and neighborhoods.
Glyfada, Voula, Vouliagmeni, and other southern suburbs are popular with buyers looking for coastal living, convenient infrastructure, and a comfortable residential environment.
These areas feature modern residential developments, spacious apartments, properties with large terraces, and premium residences.
New developments in southern Athens may be suitable for permanent living, holiday use, or long-term property ownership.
Prices depend on the exact location, distance from the coastline, apartment size, building specifications, and interior finishes.
Chalandri, Marousi, Kifisia, and other northern suburbs attract buyers who prioritize residential surroundings, schools, business facilities, and everyday convenience.
For families, key considerations include access to public transport, educational institutions, parks, healthcare facilities, and local services.
Depending on the project, buyers may find apartments with multiple bedrooms, large balconies, private parking, and additional storage space.
Buyers working with a specific budget may also want to explore the eastern and western parts of the Athens metropolitan area.
These neighborhoods can provide alternatives to central and coastal locations, with different combinations of property prices, apartment sizes, and transport connections.
When comparing properties, consider not only the purchase price but also commuting convenience, neighborhood infrastructure, and potential rental demand.
New build apartment prices in Athens depend on the district, stage of construction, apartment size, and specifications of the residential development.
Proximity to metro stations, coastal areas, the quality of finishes, and additional amenities can all affect the final purchase price.
The main pricing factors include:
Location. Apartments in highly desirable central and coastal districts may cost more than comparable properties elsewhere.
Size and layout. Compact apartments and larger family homes serve different groups of buyers.
Floor level and views. Terraces, panoramic views, and apartment orientation can influence property values.
Construction stage. Prices and payment conditions may vary between off-plan developments and completed buildings.
Development quality. Energy efficiency, parking, materials, and additional facilities contribute to the overall value.
The Avezor Greece catalog allows buyers to compare available properties by location, price, size, and other important features.
When calculating your total budget, remember to account for legal fees, applicable taxes, notary costs, property registration expenses, and possible furnishing or finishing costs.
The Athens primary property market includes both completed apartments and homes in developments that are still under construction.
Buying an off-plan apartment in Athens may provide a wider selection of floor plans, floors, and apartment positions before the development is completed.
Some developers offer installment payment schedules and the possibility of selecting certain interior finishes.
However, buyers should carefully review construction permits, delivery schedules, contractual terms, and the developer's responsibilities in the event of delays.
Completed new build apartments, on the other hand, allow buyers to inspect the actual construction quality, communal spaces, lighting conditions, views, and nearby infrastructure.
This option may be particularly attractive to those planning to relocate or use their property soon after completing the purchase.
The right choice depends on your budget, desired timeline, and individual property goals.
New build real estate in Athens can be purchased as a primary residence, a long-term rental property, or an asset intended for long-term ownership.
If you are buying an apartment in Athens for personal use, focus on layout, living space, transport connections, neighborhood services, and ongoing maintenance expenses.
For buyers interested in property investment in Athens, it is important to evaluate rental demand in the specific neighborhood, operating costs, competition, and any restrictions on how the property can be rented.
A property's investment potential depends on more than its original purchase price. Resale prospects, construction quality, building condition, and development features should also be considered.
Some properties may qualify for residence-by-investment programs, including the Greece Golden Visa. However, eligibility depends on current legal requirements, property categories, investment thresholds, and other conditions. Buying a new apartment does not automatically guarantee a residence permit.
Purchasing real estate in Greece involves several legal and administrative procedures. This is particularly important for international buyers who do not permanently reside in the country.
The main steps include:
Property selection. Determine your budget, preferred neighborhood, apartment size, and essential requirements.
Developer and property verification. Review ownership rights, building permits, construction documentation, and the legal conditions of sale.
Obtaining a Greek tax identification number (AFM). This is required for completing a property transaction.
Agreeing on purchase terms. Confirm the price, payment schedule, included finishes, and expected delivery date.
Document preparation and legal due diligence. An independent lawyer checks property documentation and potential encumbrances.
Signing the notarial purchase agreement. Complete the transaction according to Greek legal requirements.
Property registration. Complete the necessary registration procedures and obtain the relevant ownership records.
Depending on the circumstances, the transaction may require additional documents, certified translations, proof of funds, or other formalities.
Before signing a purchase agreement, buyers should understand all mandatory costs and contractual obligations.
Purchasing property abroad involves more than finding the right apartment. Buyers also need to understand the local market, verify documentation, and coordinate the purchase process.

Yes. Foreign nationals can purchase residential property in Greece. However, some transactions may involve additional legal checks or specific statutory requirements. Consulting an independent lawyer before purchasing is recommended.
In certain circumstances, a property purchase may be completed through an authorized representative using a properly executed power of attorney. The procedure and required documents should be confirmed with a lawyer and notary.
Completed apartments allow buyers to inspect the finished property and generally begin using it sooner. Off-plan purchases may provide more choice and staged payments, but involve additional construction and timing risks.
In addition to the purchase price, buyers should budget for applicable taxes, notary fees, registration costs, legal services, and other expenses. The tax treatment of a particular new build property should be verified before signing the contract.
Yes. Property owners may generate rental income in accordance with Greek legislation. Long-term and short-term rentals are subject to different requirements, so investors should verify current rules before purchasing.
